Complete Property Management
- Providing a rental valuation and advice as required
- Advertising the property, selecting tenants, organizing and conducting viewings, gaining references and negotiating
- Preparing and signing suitable tenancy agreement
- Advising on the transfer of utility services
- Collecting a security deposit usually equivalent to one calendar month's rent and forwarding accounting to TDS Northern Ireland regulations
- Advising landlords of their responsibility to have an epc carried out (We require a valid copy of this prior to advertising the property)
- Advising on and ensuring compliance with the electrical (safety) regulations 1994
- Advising landlords of their responsibility to apply for a certificate of fitness on their property, if relevant
- Rental collection and transfer outlined in a monthly statement
- Advise and adherence of any legal regulations for a rental property, for example gas/furniture safety regulations
- 24 hour maintenance and general repairs service
- 24 hour management number
- Conduct quarterly checks and provide an update to the landlord
- Negotiation with tenant when coming to the end of tenancy agreement
